2026 cost guide

Commercial deck rebuilding costs, published.

Budget season should not require three phone calls to get one number. The table below is the guide our own quotes come from: per-square-foot rebuild ranges, per-structure figures for balconies and stairs, and the line items that move totals.

The cost table

Full structural deck rebuild, commercial$45 to $85 per sq ftFraming condition, height and access, assembly vs standard loads, surface material
Apartment or condo balcony rebuild$9,000 to $22,000 per balconySize, ledger and rim condition, access; per-unit price drops on whole-building phases

2026 ranges for metro Detroit commercial work, labor and standard materials. Premium surfaces, custom rails, and engineered steel price with the specification.

How a project runs

  1. Photos and the problem first. Text the structure, the damage, and any inspection paperwork to (313) 285-3323. Most projects get a working range from this guide the same day.
  2. Walkdown and written assessment. Framing probed, ledgers checked, guards tested, findings photographed. The report is written to hand to a board, an owner, or a lender.
  3. Engineering and permits. Spans, loads, and attachment details engineered where required, permits pulled in the municipality, drawings that make plan review short.
  4. Phased construction. Buildings stay occupied, businesses stay open where the calendar allows, and each phase closes with its inspection.
  5. Closeout with paper. Permit record, inspection signoffs, and material documentation, and an invoice that matches the quote.

The rules behind the numbers

Commercial deck structure is code-driven, not preference-driven. Live loads and guard requirements come from the building code Michigan adopts from the International Code Council, with assembly areas designed to 100 pounds per square foot. Contractor licensing in Michigan runs through LARA, the state licensing department, and deck safety research from the North American Deck and Railing Association consistently points at the same failure origins we find in the field: ledger connections and guards, not deck boards. Published prices plus named standards means everything on this page can be checked.

Budget it, then call

Cost questions, answered straight

How much does it cost to rebuild a commercial deck in Detroit?

Plan on $45 to $85 per square foot for a full structural rebuild that is engineered, permitted, and inspected, which puts a typical 800 square foot restaurant deck between $36,000 and $68,000. Apartment balconies run $9,000 to $22,000 each and exterior stair towers $8,000 to $18,000. Every range above is what our quotes are actually built from, and the invoice matches the quote.

Why do commercial decks cost more per foot than residential decks?

Because the code asks more of them. Assembly seating areas are designed to a 100 pound per square foot live load, more than double the 40 pounds residential decks carry, guards get designed for real crowd loads, and commercial projects carry engineering, permits, insurance, and documentation a backyard deck never sees. The extra cost is the difference between furniture and infrastructure.

What makes a project land at the top of a range?

Three findings, usually: framing rot that extends into the building rim (the ledger zone), access that needs equipment or protection of occupied space below, and code upgrades the old structure never had, taller guards and closer baluster spacing being the common ones. Each gets named at the walkdown with its own number, never discovered on an invoice.

Is it cheaper to repair a deck or rebuild it?

Repair wins when the framing is sound and the problem is surface or guards: guard replacement at $90 to $160 per linear foot or a section reframe in the low thousands. Rebuild wins when rot has reached ledgers, beams, or posts, because piecemeal repairs on failed framing buy seasons, not decades. The assessment answers which side of that line your structure is on, in writing.
